Penelope Moore lists and sells land throughout Shelter Island. Vacant land on the island is becoming more and more scarce as years pass. One third of Shelter Island is comprised of preserve, Mashomack Preserve, run by the Nature Conservancy. Acreage is indeed a precious commodity. The listings presented here offer unique qualities–flat contours, blufftop views, waterfrontage, golf course views, large and small….
For customers who are embarking on purchasing vacant land on Shelter Island, the Town’s Building Code is a valuable resource. Here is a link to the Code:
When researching where to build, it is a good idea to start with where you would like to be, e.g. in an area which is comprised predominantly of larger parcels, an area that will permit a home based business with or without signage, an area which is recently subdivided or an area that has been established for many decades, or an area that is convenient to amenities such as transportation, dining, shopping or community.
Shelter Island Town has essentially 4 zones: AA which is most restrictive for single family homes only; A which allows for some home based business but is primarily residential; B which is allows for business use and substantial lot coverage; and C which is based on old agricultural use and supports having home based businesses and substantial lot coverage. Each has great value for its own end user.
Vacant waterfront acreage is indeed scarce, and because of this, many buyers looking to build a home opt to purchase an existing home and modify it to their needs. In many cases, because of increasingly rigorous restrictions and rules which surround construction on vacant waterfront land, it is easier to modify an existing home.
