When researching where to build, it is a good idea to start with where you would like to be, e.g. in an area which is comprised predominantly of larger parcels, an area that will permit a home based business with or without signage, an area which is recently subdivided or an area that has been established for many decades, or an area that is convenient to amenities such as transportation, dining, shopping or community.
Shelter Island Town has essentially 4 zones: AA which is most restrictive for single family homes only; A which allows for some home based business but is primarily residential; B which is allows for business use and substantial lot coverage; and C which is based on old agricultural use and supports having home based businesses and substantial lot coverage. Each has great value for its own end user.
Vacant waterfront acreage is indeed scarce, and because of this, many buyers looking to build a home opt to purchase an existing home and modify it to their needs. In many cases, because of increasingly rigorous restrictions and rules which surround construction on vacant waterfront land, it is easier to modify an existing home.
