This Thanksgiving season, there is much for us to be thankful for, as we finally see light at the end of the pandemic. With transactions on Shelter Island at an all-time high, Buyers and Sellers are also thankful this time of year.

With limited inventory and prospective buyers still in the market, listings that present well to the eye and in well maintained condition are sought after, although on the other end of the equation, listings in need of a face lift are being purchased by buyers keen to renovate and flip. Demand for vacant land has also had a resurgence, in particular, parcels that are level, with waterfront or water view. Builders are coming back to the market with an eye to construct spec homes and in a few instances, spec homes have gone to contract before breaking ground.
